The housing market in Amsterdam remained strong in the third quarter of 2020;
more transactions, higher prices per square meter, and higher transaction volumes.
For most people, the COVID-19 pandemic has not prevented them from taking their first step into the housing market. For many people, the economic situation has not worsened (unemployment has even decreased slightly) thanks to the government’s sweeping measures. Interest rates also remain low, and people are feeling a greater need for space these days due to working from home. The desire for a nice outdoor space is also growing now that outdoor dining areas and restaurants are closed.
The average price per square meter in Amsterdam rose by 5% compared to a year ago; transaction prices increased by 1%, and the number of transactions rose by 12%.
A house or apartment with a garden is very popular
A house or apartment with a garden or rooftop terrace is the ultimate dream for many homebuyers. Buying a home in Amsterdam in this category is harder than ever. Approximately 650 ground-floor apartments were sold out of a total of 2,600 transactions in Q3. Many families are looking for a family home with a garden, but for most families, especially within the ring road, this is no longer affordable. We often see families expecting their second child leaving the city.

The gap between those inside the ring and those outside is growing wider
The gap between square meter prices inside and outside the ring road continues to widen. Inside Amsterdam’s ring road, average square meter prices are nearly €7,000. Outside the ring road, the average square meter price is €4,400. Prices inside the ring road are €2,500 per square meter—57% higher than outside the ring road!
Differences by neighborhood
The differences in prices per square meter between areas inside and outside the ring road are, of course, striking, but even within the ring road, we see significant variations from neighborhood to neighborhood.

Amsterdam Oud Zuid: The price per square meter came in at €7,900, a 5% increase from the previous year.
