Prices for 2-bedroom apartments in beautiful Amsterdam North have risen sharply!

Hop on the North-South Line or take the ferry, and you’re there—wonderfully peaceful yet close to everything. Amsterdam North is now well known as a growing district that’s becoming increasingly integrated with the rest of the city, and that’s reflected in the numbers. Square meter prices have risen again this quarter; the price per square meter is 4.1% higher than in the second quarter. Last year, in the third quarter, the average price per square meter was €4,403. This year, it’s €4,787—nearly 9% higher than a year ago.

Figures for Popular Neighborhoods This Quarter

AU has observed a significant increase this quarter in the Waterlandplein and Buikslotermeer neighborhoods; there is a lot of new construction and completions in these areas, and of course, you can reach the Noord metro station in no time. For example, prices per square meter here are 10.7% and 3.8% higher compared to the second quarter. In the second quarter, prices per square meter in Buikslotermeer were actually 6.6% lower than in the previous quarter. You can also see that people are ready for green spaces, open areas, and the next step; in the Kadoelen and Tuindorp Oostzaan neighborhoods, significant price increases are also evident. In Kadoelen, the price per square meter is a whopping 14.8% higher than last quarter, and in Tuindorp Oostzaan, it’s up 7.4%.

Outbid?

In the second quarter, there were slightly more overbids than in this quarter, but the difference is minimal. There are more overbids in the North than within the ring!
