Prices for larger homes (100+ m²) have remained virtually unchanged compared to a year ago
The largest percentage increase in prices in De Pijp is seen among medium-sized apartments ranging from 80 to 100 square meters. Prices in this segment have risen by nearly 6% compared to a year ago. In contrast, prices for larger homes—100 square meters or more—have remained virtually unchanged. While the average price per square meter in Q3 2019 was €6,840, a year later the price for a larger home in De Pijp stands at €6,872.
Significant increase in the number of transactions in the third quarter of this year
One striking trend evident in the new quarterly figures is the rising number of transactions. In the first quarter of 2020, only 74 homes were sold, and in Q2 of 2020, this number rose to 95. In Q3 of this year, there were no fewer than 142 transactions. Most of the homes listed for sale in the last quarter are smaller in size, ranging from 40 m² to 60 m².
The average bid premium in De Pijp remained the same as the average bid premium from a year earlier
The average bid premium in De Pijp appears to be stable. Both years show an average bid premium of just over 5% above the asking price. This figure is roughly in line with the average for Amsterdam within the ring road.
