Average prices per square meter in Oost were nearly 10% higher in the past quarter (Q3 2020) than in Q3 of last year. This percentage increase is greater than the average increase within the Ring.
Trendy, constantly evolving, full of cool spots, and wildly popular among a very diverse crowd—Amsterdam East! Looking at Amsterdam as a whole, this is perhaps the neighborhood that has undergone the most significant transformation over the past 5–10 years, and something we Amsterdammers can be quite proud of!
Significant price increases again in the East
Average prices per square meter in Oost were nearly 10% higher in the past quarter (Q3 2020) than in Q3 of last year. This percentage increase is greater than the average increase within the Ring.
De gemiddelde verkoopprijs in de buurt is tevens gestegen (4.3%), wat aantoont dat er voornamelijk een toename is geweest in de verkoop van de kleinere woningen. Bij de kleine woningen tussen de 15 en 40m2 is een gemiddelde vierkante meterprijs van € 8.679,- bereikt in dit kwartaal. Wel zien wij dat deze meterprijzen snel dalen naarmate de woningen groter worden (<60m2 = € 7.515/m2, <80m2 = € 6.847/m2, 80+m2 = gemiddeld € 6.600/m2).
It is striking, however, that the percentage by which bids exceeded the asking price remained virtually unchanged in 2020.
Bidding wars remain the norm
Every day, we’re asked whether it’s normal to make an overbid in Amsterdam and, more importantly, how much I should overbid. It’s difficult to give a straightforward answer to this question, because it depends heavily on the asking price set by the real estate agent or seller. To give you a rough idea, however: the average overbid in Oost in 2020 was around 5% and has remained virtually the same this year. Excluding the usual outliers, of course!
