The housing market for homes priced in the millions in Amsterdam in 2020

Amsterdam at Home Makelaars is the only real estate agency in Amsterdam with a proprietary data model. This data model provides us and our clients with insights into price trends in Amsterdam and all of its submarkets. The million-euro market is one such submarket that we examine in our reports. This report contains information regarding average prices per square meter, transaction prices, transaction volumes, average time to sale in days, and the average overbid.

The trend in the number of homes valued at over a million

There are approximately 65,000 homes worth over a million euros throughout the Netherlands, nearly 12,750 of which are in Amsterdam. In other words, 20% of all homes worth over a million euros are located in Amsterdam! Of these homes, approximately 650 were sold in the last 12 months (Q3 2019 – Q3 2020) at an average transaction price of €1,550,000. The transaction price is 9% lower compared to 12 months ago. The average price per square meter remained roughly the same at over €8,000 per square meter. The conclusion is that, on average, smaller homes were sold compared to a year ago.

Millions of transactions take place both inside and outside the ring

Of the total number of transactions, 89% took place within the ring road, with an average price per square meter of €8,000. Outside the ring road, you get significantly more house for your money, with a price per square meter of €6,500. In Q3 2020, transaction prices inside and outside the ring road were at the same level.

The neighborhood with the most million-euro transactions is Amsterdam Oud-Zuid. Amsterdam’s city center is the second-largest million-euro market in Amsterdam, accounting for approximately 20% of the total. Oud-Zuid is by far the most expensive neighborhood in terms of the number of transactions, accounting for 36% of the total in Amsterdam. There, too, the average transaction price—at over €1,700,000—is nearly 10% higher than in the city center.
