House prices in Amstelveen lag behind those in Amsterdam

Housing prices in general are rising sharply. Housing prices in Amstelveen have also risen significantly.

Over the past 12 months, prices per square meter have risen by 11%—a record! Average transaction prices have also risen sharply to €670,000. The number of transactions has fallen short, with a 14.5% decline compared to a year ago.

The Amsterdam Housing Market Compared to Amstelveen

If we take a closer look at the trend in prices per square meter, it is striking that the rise in home prices in Amstelveen lags behind prices in Amsterdam. In Amsterdam, prices per square meter have risen by 17% over the past year to €7,193 (and as high as €8,022 per square meter within the ring road). 

Amstelveen lags behind in this regard, with an 11% increase to a price of €5,387 per square meter. Relatively speaking, homes in Amstelveen have therefore become cheaper compared to homes in Amsterdam!

Transaction prices in Amstelveen are virtually the same as in Amsterdam

The reason for this is that the average home size in Amsterdam is 89 square meters, while in Amstelveen it is 124 square meters! It’s no wonder, then, that more and more Amsterdammers are looking to Amstelveen as an alternative.

Difference in bidding between Amsterdam and Amstelveen

The average bid premium in Amsterdam is 11%. In Amstelveen, it was 6%. Compared to Amsterdam, the housing market in Amstelveen is therefore less overheated.

Housing Shortage in Amstelveen

There are currently 304 houses and/or apartments for sale in Amstelveen. The number of transactions has dropped from 283 to 246 compared to last year. This means the market in Amstelveen is also in desperate need of new listings. 

Many people are looking for their next home. They want to buy first and then sell. Due to the limited supply and the large number of buyers (including those from Amsterdam), the chances of successfully purchasing a home are therefore low.
