House prices in Amsterdam remained stable within the ring road in 2019
At Amsterdam at Home Real Estate, we monitor developments in the housing market using our own data models. The data shows that the average price per square meter within the Ring has hovered around €6,500 per square meter for the past five quarters. The only exception was Q1 2019, when prices saw a one-time dip to €6,200. Average transaction prices within the Ring have also remained more or less constant at around €570,000 for over a year now. With these prices, it makes sense (as Cruijff would say) that living within the Ring is becoming unaffordable for more and more people.
A striking difference between pre-war and post-war architecture
There appears to be a strong preference for older properties within Amsterdam’s Ring. The average transaction price within the Ring for pre-war properties is €606,000, compared to €495,000 for post-war properties. If you are looking for a home in Amsterdam within the Ring, it is therefore wise to look for a post-war apartment or house because, relatively speaking, they are still somewhat affordable.
Outside the Ring, prices continue to rise
Because prices within the Ring are unaffordable for the general public, we are seeing a shift toward Amsterdam outside the Ring. Here, average prices per square meter rose by 2% to €4,273 per m² compared to the previous quarter. A year ago, the price was €4,012 per m². Prices have thus risen by as much as 6.5% in a year. Average transaction prices are also continuing to rise. This quarter, they amounted to €406,005, exceeding €400,000 for the first time.
