The Amsterdam housing market remains in constant flux and is a hot topic among buyers and sellers. Recent years have been marked by sharp price increases, fluctuating housing supply, and increasingly strict regulations. We are now seeing a shift: after years of growth, the market experienced a slight decline in the first seven months of 2024. This raises the question: what can we expect in 2025? In this blog, we dive into the key trends and outlook for the Amsterdam housing market.

Prices per square meter in Amsterdam City Center

The average price per square meter in Amsterdam City Center was €9,534 in Q4 2024. This represents a decrease compared to Q3 2024 (€9,721) and an increase from the low point in Q4 2023 (€9,081). This indicates that the housing market in the city center is recovering slightly following the sharp increases over the past year.

Within the ring road, the average price per square meter is €9,213, slightly higher than in Q3 2024, when the price was €9,103.

Average transaction price continues to rise

In the fourth quarter of 2024, the average transaction price in Amsterdam City Center was €843,748. This represents a significant increase compared to the previous quarter and indicates that housing prices in the city center remain consistently high.

Pre-war homes remain popular and sell for an average of €880,253, while post-war homes sell for €666,847. This confirms that distinctive properties in the city center are still in high demand.

Number of home sales and processing time

The number of home sales in Amsterdam City Center increased in Q4 2024 compared to Q3 2024 and also compared to Q4 2023. A total of 287 homes changed hands. In addition, we see that the average time on the market has increased. While a home was on the market for an average of 47 days in Q3 2024, that figure rose to 56 days in Q4 2024. This may mean that sellers have to wait a little longer for a suitable buyer.

Bidding wars decreased slightly

While bidding above the asking price was the norm in Amsterdam City Center for a long time, we see a decline in the average bid-over percentage in Q4 2024. Compared to the previous quarter, bidding above the asking price decreased by 2.1% in Amsterdam City Center. Within the Ring, this difference was less than 1% (a decrease of 0.6%).In Q3 2024, an average of 106.9% of the asking price was paid, while this dropped to 104.8% in Q4 2024. This suggests that buyers are less willing to bid significantly above the asking price, which may be due to rising mortgage rates and a less tight market.
