The housing market in Central Amsterdam is constantly changing. That’s why it’s crucial to keep an eye on the latest data if you’re planning to buy or sell a home. In this blog, we’ll give you an overview of the latest developments and forecasts for the coming quarter.

Current Situation and Analysis of the Housing Market in Central Amsterdam

The current state of the housing market in Central Amsterdam reveals some interesting trends regarding prices per square meter, prices per square meter by home size, and home sales. Let’s take a closer look at these topics:

Price per square meter

Downtown Amsterdam is known for its high real estate prices, and the price per square meter reflects this. On average, prices per square meter in Downtown Amsterdam are significantly higher than in other parts of the city. This is mainly due to the appeal of the city center, the historical value of the buildings, and the limited availability of space.

In the first quarter of 2023, the average price per square meter in central Amsterdam was €8,400. This marks a decline compared to the previous quarter (Q4 2022), when the average price was €8,687. Furthermore, the average transaction price in Q1 2023 was €747,837, which is also lower than the average transaction price in Q4 2022 (€798,579). These figures suggest a decline in prices per square meter and transaction prices in the center of Amsterdam.

Price per square meter by home size

Within Amsterdam’s city center, we see varying price trends depending on the size of the properties. In general, smaller properties, such as studios and apartments, command a higher price per square meter compared to larger properties. This is due to the high demand for compact homes in the city center, particularly among young professionals and international buyers. For example, you’ll pay an average of €9,347 per square meter for a home between 15 and 40 square meters, while the price for a home larger than 100 square meters is approximately €8,716.

Real estate transactions

The housing market in Amsterdam saw a significant decline in the number of home sales in the first quarter of 2023. This was also the case in Amsterdam City Center. Only 159 sales took place in Q1 2023, which is a substantial decrease compared to the 279 sales in the previous quarter. Furthermore, the average time on the market for homes rose to 67 days in the first quarter of 2023, an increase from 48 days in the fourth quarter of 2022. These figures indicate that the housing market in Amsterdam City Center is currently challenging, with reduced activity and longer time on the market.

Forecasts for the coming quarter

Based on current data, we can cautiously predict how the market will perform in the coming quarter. A decline in the average price per square meter and the number of home sales could signal a temporary cooling of the market. However, given the dynamics of the housing market in Amsterdam City Center, it is important to remain alert to changes. That is why it is essential to always stay informed about the latest data and developments in the Amsterdam City Center housing market. This will help you make informed decisions when buying or selling a home.
