Homes in Amsterdam sell quickly—we all know that—but in the wildly popular Oud-West neighborhood, apartments and houses sell even faster than in any other part of Amsterdam. We can see why: with its beautiful streets, right next to Vondelpark, and the new Foodhallen attraction, it’s a wonderful place to live! The time on the market—that is, the number of days a property is listed before it’s taken off the market—is 29 days, the fastest in all of Amsterdam!
Oud-West is almost as expensive as Oud-Zuid!
We’ve noticed that prices per square meter in Oud-West have been hovering around €7,700 for a few quarters now. That’s almost on par with Oud-Zuid! (€7,900). The difference in transaction prices is, however, quite significant: in Oud-West, €550,000 for an average home size of 71 m², compared to a transaction price of €840,000 in Oud-Zuid (average size 107 m²).
Number of transactions and outbids
The number of transactions rose sharply in the third quarter of 2020. A total of 147 homes were sold during this quarter, representing a 35% increase compared to a year ago. There are indications that the fourth quarter will see a lower number of transactions. The average overbid rate of 5.5% reflects the fact that there is still a shortage of quality homes.
