Scheldestraat and Maasstraat are particularly sought-after streets where many people love to spend time, but Rijnstraat is also gaining popularity. The Rivierenbuurt’s popularity is also evident from the rising number of homes sold in the fourth quarter of 2019.
The Rivierenbuurt neighborhood continues to grow
In the final quarter of 2019, 96 homes were sold in the Rivierenbuurt (17 more than in Q3), and they sold at a very rapid pace. In fact, the average time it takes to sell a home in this neighborhood is just 29 days. The growing demand for homes in this neighborhood has driven the average transaction price to a record high of over €635,000.
Families are settling in the Rivierenbuurt neighborhood
As a neighborhood specialist, I’ve noticed that the Rivierenbuurt is a preferred neighborhood for (small) families, which translates into higher prices for larger homes in this area. Our reports show that homes between 80 and 100 square meters command relatively high prices, specifically €6,900 per square meter. This represents an increase of approximately 9% compared to last year.
Scheldebuurt is the most expensive sub-neighborhood
One of the neighborhoods where we are very active is the Scheldebuurt. We have observed that, compared to the other sub-neighborhoods of the Rivierenbuurt, the Scheldebuurt has seen the highest number of home sales over the past year, with the highest prices per square meter in the area. The average transaction price here was therefore over €725,000. We can therefore designate the Scheldebuurt as the most sought-after part of the Rivierenbuurt.
If you’d like to live in the Rivierenbuurt neighborhood, the IJsselbuurt is the most affordable option. That’s because prices per square meter there are relatively lower than in the Schelde- and Rijnbuurt neighborhoods.
