Amsterdam Zuid Housing Market Q3 2021: Will Prices Soon Reach €10,000 per Square Meter?

Prices in Amsterdam Zuid have risen by 17% over the past year, reaching an average price per square meter of €9,245. If prices continue to rise at this rate, the €10,000 per square meter mark will be surpassed in the spring of 2022! 

The housing market in the various neighborhoods in Zuid

The Museum Quarter is already leading the way in this trend, with an average price per square meter of nearly €11,000! The average transaction price of €1,650,000 is also the highest in Amsterdam, followed by the Apollobuurt, where the average transaction price was €1,579,000.

The Hoofddorpplein neighborhood is, of course, not as upscale as the neighborhoods mentioned above. The homes there are, on average, quite a bit smaller (77 m²; in the Museum Quarter, they are exactly twice that size at 154 m²). The average transaction price for a 77 m² home around Hoofddorpplein is €662,000. However, this neighborhood in Zuid sees the highest number of overbids, averaging 15%!

The Stadionbuurt neighborhood has the smallest average home size, at 74 square meters. The average price for a home there is €663,000. The average bid premium there is almost as high as in the Hoofddorppleinbuurt neighborhood.

The “most affordable” neighborhood in Zuid

The Rijnbuurt, part of the Rivierenbuurt, is the most affordable neighborhood in Zuid. There, homebuyers pay an average of €591,000 for a home, and in the IJsselbuurt, we find the lowest price per square meter in Zuid at €8,012 per m².
