House prices in De Pijp remain virtually unchanged compared to Q3 2022
Average home prices in Amsterdam’s De Pijp neighborhood remained virtually unchanged in Q4 compared to Q3. The price per square meter also appears to be stagnating. This stands in stark contrast to what we are seeing in other neighborhoods within the ring road. Have home prices in De Pijp reached their peak?
More transactions in De Pijp
De Pijp, Amsterdam. What used to be a typical working-class neighborhood is now a vibrant and multicultural district in Amsterdam Zuid. In addition to the native Amsterdammers who have settled in De Pijp, the neighborhood is also very popular among young people and young families. And we see that reflected in the figures from the Q4 report. There were about 30% more transactions in Q4 compared to Q3 of 2021.

A stagnation in the average transaction price as well
The average transaction price, like the aforementioned price per square meter, remains stable compared to Q3 2021. This, too, is something we haven’t seen before in other neighborhoods. However, De Pijp in Amsterdam remains one of the more expensive neighborhoods in which to buy a home.

You don’t need to explain to people who’ve been coming to De Pijp for a while that the neighborhood has changed in recent years. However, the true character of this working-class neighborhood remains intact. De Pijp is a vibrant neighborhood, centrally located in Amsterdam and easily accessible by public transportation. It’s a trendy area where cozy traditional pubs, stylish bars, and lively outdoor seating define the streetscape both day and night. The authentic Albert Cuyp Market also exudes a warm, welcoming atmosphere. The many small homes and the lively streetscape make De Pijp the ideal place for students, young people, young families, and singles.
