How are home prices trending in Amsterdam? Early signs for Q1 2021; Amsterdam’s housing market is more frenetic than ever!

The first quarter isn’t over yet. We’re writing this blog on February 24. But early indicators for home prices in Amsterdam point to a 5% increase compared to Q4 2020!!

We don’t know if this is solely due to the temporary property transfer tax break in effect until April 1. But there’s no doubt that it’s encouraging first-time buyers to enter the market now! At the same time, the extremely low mortgage rates—ranging from 1% to 1.5%—continue to drive the massive upward trend in Amsterdam home prices.

More transactions, higher prices per square meter, and higher transaction volumes

For most people, the COVID-19 pandemic has not prevented them from taking their first step into the housing market. Thanks to sweeping government measures, the economic situation has not worsened for many people (unemployment has even fallen slightly).  These days, people have a greater need for space due to working from home. The desire for a nice outdoor area is also growing now that outdoor dining areas and restaurants are closed.

Early indications point to a 5% price increase in the first quarter of 2021 compared to the fourth quarter of 2020!

House Prices in Amsterdam, Q1 2021

House prices within the ring road have risen again. Both inside and outside Amsterdam’s ring road, house prices have increased by 1% and 1.5%, respectively. Inside the ring road, prices exceed €7,000 per square meter, and outside the ring road, they are €6,300.

A 50% increase in the number of homes sold in Amsterdam compared to 2020!

The Amsterdam housing market has had a more than hectic first quarter. When we compare the figures with 2020, the number of transactions rose by nearly 50%! As a result, the number of homes for sale has dropped to 1,600, which does nothing to alleviate the housing shortage. In addition, this has led to a sharp increase in the number of viewings per home. The percentage of homes sold above the asking price has risen to about 60%.
